Distress & Urban Decay
Adjudicated Property Dataset
Every tax-delinquent parcel in the Shreveport-Bossier MSA — clean, geocoded, and cross-parish. Adjudication records joined to parcel fabric, assessor values, and zoning.
About this product
Tax adjudication is the legal mechanism by which Louisiana transfers ownership of a property to the parish after prolonged tax delinquency. These parcels represent the most distressed segment of the property market — and the most legally actionable for redevelopment, demolition, or acquisition.
This dataset collates adjudication records from Caddo, Bossier, and DeSoto parishes, joins them to the MPC parcel fabric for geocoding and lot geometry, cross-references assessor records for current land and improvement values, and adds base zoning classification. The result is a single, analysis-ready file covering the full tri-parish MSA.
Useful as a raw input for screening, spatial analysis, or investment pipeline development. For users who need risk scoring, condition enrichment, or urgency classification on top of this data, see the Adjudicated Property Intelligence dataset.
